Property description

Welcome to No. 8 Brabyns Brow. A spacious and well-presented detached true bungalow set within an enclave of just four individual residences, located just a short stroll from Marple Bridge and the centre of Marple with idyllic countryside and canal walks close by.

A much loved and well-kept home, the internal décor is traditional in style and as such offers the new owners a blank canvas from which to create the home of their dreams. In clean and habitable condition, you can do as much or as little as you want and in your own time. From a simple refurbishment of the existing rooms to a full on extension and/or loft conversion to create additional living space and add value (subject to the necessary consents).

Spanning an impressive 1,400 sq ft (131sqm) of internal accommodation, the property comprises hallway, lounge dining room, kitchen, WC/utility, three double bedrooms and a bathroom. Outside, there are beautifully kept mature gardens to three sides, two private parking areas and a detached double garage.

The L-shaped open plan lounge dining room is a generously proportioned space extending up to 32ft in length (max). A bright and airy space, the natural light pours in from multiple windows in both rooms with patio doors providing access to the rear garden from the dining section. A coal effect gas fire is located in the lounge providing extra warmth on chilly winter evenings.

The kitchen, accessed via the hall, is fully fitted with a good range of wall and base units plus an integrated double oven and electric hob.

There are three double bedrooms, two of which have fitted wardrobes and these are sited together at one side of the property along with the bathroom. The bathroom features a WC and hand wash basin built into an extensive vanity suite and separate shower cubicle.

Storage is plentiful with three separate tall cupboards located off the hallway plus the loft, partially boarded for storage purposes. A separate WC/utility room is located to the front aspect.

Outside, the gardens are well tended and laid mainly to lawn with a sizeable patio to the south east side outside the kitchen door, perfect for summer barbeques or sitting out and taking in the incredible surrounds.

A detached double garage is located at the far end of the rear garden and benefits from power and light with an electric door and external door to the garden.

No. 8 is a rare to market property that offers versatile living space and tremendous potential for the new owners to add value and create a dream home.

The Location:

Marple is one of those ‘best of both worlds’ locations. Close enough to the city and transport links for commuters yet sits on the edge of the Peak District with the countryside on the doorstep.

In recent years, Marple has welcomed numerous independent retailers, cafes, bars and restaurants giving local resident exceptional choice for their leisure time. Marple has recently been awarded funding for a brand new Community Hub which will incorporate the library and leisure centre, currently in planning and envisaged to open 2025/26. Brabyns Tennis Club is located opposite the property on Brabyns Brow. There’s a monthly Maker’s Market, the Marple Carnival held annually in June and various other events adding to the community feel. Marple is home to a family run traditional cinema, the Regent, one of the few remaining independent cinemas in the UK.

The catchment schools are Ludworth Primary School or St Mary’s Catholic Primary School in Marple Bridge and for secondary school Marple Hall School or Harrytown Catholic School in Romiley. Marple Sixth Form College is just over a mile from the property.

There are two railway stations - Rose Hill and Marple, the latter located just across the road - each with regular services into Manchester Piccadilly in under 30 minutes. Buses stop on Brabyns Brow and run regularly into Stockport and out to Hayfield, Mellor and Glossop and there's a circular service covering Romiley, Marple and Bredbury. Commuting by car has never been more convenient with the A555 linking Hazel Grove to Manchester Airport with the A34, John Lewis at Cheadle and Handforth Dean, home to M&S, Tesco and more, eminently more accessible.

Children can enjoy the many well-equipped local parks including a skate park in the centre of the town, part of the Memorial Park. Many of these parks enjoy fabulous views of the surrounding hills. Etherow Country Park in Compstall plays host to a sailing club, Brabyns Park in Marple is well used for weekend sporting activities and by dog walkers and Lyme Park, owned by the National Trust is just a few miles away. The Roman Lakes leisure complex is popular with walkers, horse riders and anglers and more recently volunteers have sought to preserve the remains of Samuel Oldknow’s historic mill. The Garden House is a charity-run community farm, open to the public with pigs, alpacas, Shetland Ponies and more.

The Middlewood Way is a cycle path, popular with runners and walkers which follows the former Macclesfield, Bollington and Marple Railway line south from Rose Hill to Macclesfield.

The Peak Forest Canal runs for 15 miles between Ashton under Lyne and Whaley Bridge in Derbyshire, passing through Marple through the famed flight of 16 locks, separating the ‘upper’ and ‘lower’ parts of the canal. Follow the canal path and take in the breathtaking views of the nearby Peak District; you are never far away from some outstanding walks.
