Property description

Delightful country house in excellent condition, set in grounds of just under 25 acres, commanding superb views of the Bickerton Hills together with magnificent and versatile outbuildings

Comment From Robert Reed Of Gascoigne Halman

It is a huge honour to offer for sale Hampton Grange, an exquisite rural retreat with an outstanding and rarely found combination of attributes. It is, in my opinion, as good an example of its type presently available to buy, within a very wide radius and for many people, they will have already decided to offer just by the time they reach the tree lined driveway approach!

Whilst I regularly encounter a demand for one off residences of character at the higher end of the market, often the sheer amount of work associated with restoring an older property can be a challenge for those purchasers short of time. No such concerns exist here, with the house and outbuildings having been subject to a continuous and unstinting investment in recent years. These works combine the character and appeal of the original buildings with sustainable and tasteful contemporary quality.

The video tour, detailed floorplans and photograph selection demonstrate comprehensively the detail of this magnificent offering. So let me just pick a few brief highlights.

Firstly the relationship between the house and the land. Set in just under 25 acres, this is a most tranquil and beautiful setting, with the house taking full advantage of the views by virtue of large feature windows and a bespoke first floor living room with balcony overlooking land that is owned by the property.

Accommodation And Dimensions

As detailed on the attached floorplan.

Location

Hampton is a beautiful semi rural hamlet, equidistant from Malpas and Cholmondeley.

Cholmondley is known for the iconic Cholmondeley Castle Gardens, which are open most of the year and to which an annual membership can be purchased. Just a little further on is the hugely popular pub restaurant, The Cholmondeley Arms.
Malpas is a historic and picturesque Cheshire village that features a fine gothic church and many period buildings in a variety of architectural styles. The bustling High Street contains a range of independent retail businesses, including convenience stores, Huxleys delicatessen, Post Office, mini launderette, coffee shop, dry cleaners, country store, and recently opened Co-Op. There is also newly renovated pub / restaurant known as The Lion, `Table at Eatons' Bistro, pharmacy, Lloyds Bank, hairdressers and Laurel Bank Doctors Surgery.

Within Malpas there is the ofsted rated 'Outstanding' Bishop Heber High School, and the ofsted `Good' Alport Primary School. Those seeking a wider choice of schools will find ample provision by virtue of Shrewsbury School and Moreton Hall, both of which have bus collections from Malpas. There is also the highly regarded Ellsemere College within less than thirty minutes drive. In Chester there is the impressive choice of Kings, Queens and Abbeygate.

Directions

From the High Street in Tarporley travel out of the village in the direction of Nantwich and at the end of the High Street turn left onto the A49. At Four Lanes End traffic light cross roads with the Indian restaurant on the right hand side, turn right onto the continuation of the A49 in the direction of Whitchurch. Proceed along this road for several miles, through the villages of Beeston, Tiverton and Spurstow and continue until reaching the Cholmondeley Arms pub and restaurant on the left hand side. At this point take a right turn onto Bickerton Road. Shortly before reaching the farm shop and post office, take a left turn onto Shay Lane. Proceed along and after passing Hampton Springs on the left hand side, the gated driveway entrance to the subject property will be visible on the same side, clearly marked by a Gascoigne Halman `For Sale' board.
